1.You need to know how much you will qualify for a loan/mortgage. I’ll guide you through this process by visiting your bank or meeting with a Mortgage broker..
2.You will require to have a deposit ready in your bank account, approximately 5% of the value of the property. You will have 24 hrs. To deliver the cheque after the offer has been accepted. This will be credited to your purchaser price.
3.Besides from the deposit, you will need to have in your account approximately 2% of the value of the property for closing cost: Legal fees, Land transfer tax.
4.A home inspection cost approximately $500 – $700 and it should be listed as a condition for purchasing the home.

Before You Make an Offer
Now that we have found the ideal home, we need to proceed with an offer to purchase.
I’ll type a document call: “Agreement of Purchase and Sell”, this document will present an offer of purchase to the Seller, at this point, I will be able to negotiate the price for you which in many cases, could save you quite a few thousands of dollars.
This document contains a list of clauses that are meant to protect your interest as a Buyer.
There will be other documents that need to be sign before I can proceed with the offer presentation which also, form part of this transaction.
Once the negotiation is over and both parties have agreed on all the details relating to the purchase, like, price, closing date, deposit amount, conditions such as financing and inspection, etc. we can say that we have an “accepted offer” and we will need to provide the listing brokerage with the deposit cheque in the next 24 hrs.
If there were conditions in the offer, we will need to clear them off by the given due date before we can call it a “Firm Deal” from that point, you become the future owner of that property, you can not change your mind after this, since, by doing it, you will jeopardize your deposit and very likely, faced legal problems.
